Every style carries the same five pieces and the same monthly themes. Pick the one that sounds like your client list, or switch at the start of any quarter.

Made for
Young families, first-time buyers and the clients who send you memes

Luxury listings, long-time clients and the house on the hill

What's inside

Five things in every envelope

Cream envelope, real stamp, under two ounces. The art carries no logo, which is exactly why it stays up.

Happy new year, friend.

We had our first real snow last week, and I spent a whole Saturday morning watching the neighbor kids build a fort that took over half the cul-de-sac.

I tucked a little list in here for January. The furnace filter one is the one everybody forgets. Mine was gray. Don't ask.

Warmly, Megan

The letter

One page in your voice, from the voice memo you send us. You approve it before it prints.

Félix Vallotton, Corn Fields, 1900

The postcard

5 by 7 inches on heavy uncoated stock, with new art every month. Twelve make a set.

Die-cut sticker of a hand-painted folk-art bird

The sticker

3 inch waterproof vinyl, die cut, new art every month. It ends up on water bottles and laptops.

January at home

  • Swap the furnace filter
  • Test every smoke and CO alarm
  • Wrap pipes on outside walls

January in town

  • Find the best sledding hill
  • Try a new soup spot
  • Botanical garden on a cold day

The bucket list

Three seasonal jobs for the house and three local things to do that month.

Your card

The only piece with your name and number. Kept small on purpose.

Why it works

Why it earns a place on the fridge

It's a gift

People toss ads and keep presents. The art is the point, and your branding stays on the letter and your card.

It sounds like you

Every letter starts from your own voice memo, so it reads like a note from a friend who happens to sell houses.

It's actually useful

Furnace filters, gutters, sump pumps, plus the patio, the trail and the festival worth going to this month.

It costs less than one closing gift

$72 to $108 a home for the whole year, postage included. Twelve touches for less than one basket.

Questions agents ask first

Who should be on my list?

Past clients and the people who already know you: friends, family, your kids' coaches, the neighbors who send you referrals. Farm areas are better served by postcards. Fridge Bait is for people who would recognize your name on a letter.

Does my brokerage name go on it?

Yes. Iowa requires the brokerage name on agent advertising, so it goes on your letter and your card. The postcard, sticker and bucket list carry no branding.

What if I miss the voice memo?

We send the month's default letter, written in your voice from your setup call. You still see it before it prints.

Is postage really included?

Yes. Every envelope goes First-Class with a real stamp, and the price you see covers it.

Can I add or remove people?

Any month. Send changes by the 20th. Homes above your plan are $7 each that month. Anyone who asks to stop getting mail comes off the list that month.

Can a lender pay for it?

Not in year one. A lender paying for an agent's mailing can create RESPA problems, so each agent pays for their own plan.

Who owns the art?

Fracs owns it. You're welcome to post photos of your kit every month.

When does it start?

The first issue mails for January 2027. Sign up by December 20 to be in it. After that, you join on the next month's issue.
